Simple and efficient office lighting for the Property Guarantee

Kiinteistötakuu found premises in Meilahti, Helsinki, and the renovation project involved converting the old use of the commercial premises from a convenience store to the needs of Kiinteistötakuu. Naturally, the renovation also included the replacement of the office lighting, as the functionality and interior design of the premises were changed throughout. The newly renovated premises have an interesting history, as a retail shop has been operating in the same premises for decades. During the lifetime of the office, the ceiling had had many different types of lighting, but the renovation was based on the so-called “lighthouse” approach. a clean slate. They wanted a general lighting system that would connect the two spaces in a linear way. The same type of general lighting was needed to illuminate the whole office, and efficient and simple lighting was also needed on the workstations.

FOKUS track lighting chosen to illuminate the office

Mika Lindroos, founder and partner of Kiinteistötakuu, chose the black, eye-catching track lights for the space based on the design, for their versatility and quality of light, among other things. LedStore’s track lights have two wattages and two colour options (black and white) and the colour temperature can be selected on the spot, as there is a toggle switch on the side of the transformer to select between a warm 2 800 Kelvin and a neutral 4 100 Kelvin or a cold 6 200 Kelvin.

After a lengthy review of the options, a solution was found to purchase 12 FOKUS 35W luminaires for the space. One lamp measures 190mm in size and 90mm in diameter, and the angle of the light opening can be easily adjusted between 10 and 60 degrees using a ring on the perimeter. In addition, the luminaires can be freely oriented around the stem. One luminaire produces 3 500 lumens of luminous intensity. At its best, office lighting is efficient and adaptable enough.

FOKUS luminaires are suitable for variable general lighting

The office has both open space and corridors. On entering, you enter directly into an open plan meeting and kitchen area, with an open-plan, six-person workspace to the left. At the end of the workspace is a group of sofas. From the entrance to the right, past the kitchen, you reach the coat storage and toilet corridor. There will be storage space in the middle of the space. The luminaires were chosen to fit in with the lighting throughout the space, and to create a coherent look. The lighting was also used to create contrast in the space, so black luminaires on the same coloured mounting rail created the desired atmosphere.

Efficient working lighting with LED aluminium profile and LED strip

The workspace was made more spacious by arranging the workstations in a tight group in the centre of the space, while a single linear luminaire also provided efficient lighting for the table tops. The space has large windows, but the task lighting provides good, even and glare-free light. The task light was customized with LedStore’s 80 mm x 90 mm hanging profile. The total length of the profile is 2 500 mm, and two of them were installed in a row. Four HELMEILE 14.4 W/m strips were chosen in parallel, and dimmable transformers that fit inside the profile were chosen as the transformers. The power cables are suitable for a three-phase rail. The profile is available in white, but was painted black. This resulted in unique and high colour rendering index desktop lighting.

Office lighting and work with display terminals

When working on a screen, it is good to have enough even light in the environment and not to have luminaires glare on the screen. FOKUS luminaires have a wide range of controls to direct the light correctly. Office lighting is usually 4 000 K, neutral, which gives a fresh and pleasant colour temperature, but also makes work easier. A colour temperature of around 4,000 Kelvin makes it easier to see, as the ability to perceive contrasts is enhanced by the cooler hue of the light, which is useful when reading. All office luminaires were selected at 4 000 Kelvin.
